If you’re a single Airman or Guardian between E-1 and E-3, you’ll be assigned to the dorms. Your best move is to get in touch with your sponsor ahead of time to make sure your dorm assignment is squared away before you arrive.
Off-Base Housing in Colorado Springs: Best Neighborhoods for Military Families
Colorado Springs has seen a housing boom in recent years, with new neighborhoods popping up, especially on the east and south sides of the city. That means there’s a diverse mix of neighborhoods to choose from, whether you want a suburban feel, something more rural, or a place closer to the action.
If you want to keep your commute to about 20 minutes, check out Powers Corridor, Security-Widefield, and some of the newer neighborhoods south of the Colorado Springs Airport. If you’re okay with a slightly longer drive (30-40 minutes), Briargate, Falcon, and Peyton are great options with more space and family-friendly communities.

There are three gates to access Peterson SFB, each with different hours of operation. Make sure you check the current schedule so you know the best route to take based on your work schedule.
- Visitor Center – Located at 1334 Stewart Ave, near the West Gate (Main Gate). Open Monday-Friday, 7 AM – 4 PM. Any non-DoD ID card holders must stop by for guest passes. Guests need valid passports or state-issued IDs, and foreign visitors must submit requests 72 hours in advance. Contact them at (719) 556-6660.
- West Gate (Main Gate) – Can be accessed from Powers Blvd, turning onto Airport Rd, then Stewart Ave. Open 24/7.
- North Gate – Located off Peterson Blvd with limited hours: Monday-Friday, 6 AM – 9 AM inbound, 6 AM – 6 PM outbound. Closed on weekends, holidays, and family days.
- East Gate – Located off Marksheffel Blvd. Open Monday-Friday, 5 AM – 6 PM. Weekends and family days, 8 AM – 6 PM. Closed on holidays.

Be prepared for anything by dressing in layers, especially during the shoulder seasons (spring and fall). A good rule of thumb is to always have an extra jacket or sweater in your car just in case.

While Peterson SFB has a medical clinic, it does not have an emergency room. If you’re dealing with an emergency, you’ll need to go to a nearby hospital. The CommonSpirit St. Francis Hospital and UCHealth Memorial Hospitals are two good options for emergency care in Colorado Springs. Additionally, Evans Army Community Hospital on Fort Carson is also available for military families in need of urgent care.

If you decide to buy a home in the Colorado Springs area, there are a few things to keep in mind to avoid expensive repairs down the road. For example, irrigation systems can easily freeze during the winter. Drain your irrigation system by early October to prevent damage from freezing temperatures. Then, be sure to turn it back on around Mother’s Day in May. This simple maintenance step can help you avoid costly repairs later.
Additionally, insurance premiums in the area can rise due to the risk of hailstorms and wildfires. After you purchase your home, shop around for the best homeowner’s insurance rate, as premiums may increase even if you haven’t filed a claim.
